Painting of Buildings

Forest Oaks Homeowners’ Association is on a five-year painting cycle.  Our Association has 20 buildings.  Every year, four buildings will be scheduled for painting.  This means that in five years, every building will be painted.  However, the best laid plans are sometimes thrown off track.  Depending on finances, weather, and timing, the schedule may be modified.  It may take six years for your building to be painted.  Please be patient.  See additional sections below for Color Choice Guidelines and Contractor Guidelines.

Contractor Guidelines

1.     Certificate of liability and workers’ compensation insurance must be provided before any work can begin.

2.     Separate proposal will be provided for each building and identified by the complete/individual building address to be painted.

3.     Date prep work is expected to begin and date prep work is expected to be completed.

4.     Detailed description of all prep work to be performed, including but not limited to: psi of pressure washer (to be sure not type average homeowner might purchase), scraping, hand sanding, priming or bare wood. 

5.     Vulium caulk must be used (poly).

6.     Estimate number of man hours to prep building.

7.     Homeowners will be given one week notice before prep begins to allow homeowner time to remove items from the deck, patio, or other areas around unit.  Homeowner items left in the way of painters is not the responsibility of the painters if proper notice has been given.  Although verbal notice by painter is preferred, acceptable notice can be in the form of written notice which is left in homeowner’s front door. 

8.     Date painting is expected to begin and date painting is expected to be completed

9.     Only DURATION paint (from Sherwin Williams) will be used.  TWO coats will be applied.

10.    Two complementing colors are chosen by at least three of the four homeowners.  Once color for the body of the building and one color for trim (facia, soffits, deck railing, font door, screen door, and other wood exterior surfaces).

11.    Estimated number of gallons of Duration paint to be used.

12.    When window screens and screen doors are removed, they must be labeled with correct address (using masking tape) to prevent replacing screens and doors on the wrong units.

13,    House numbers must be removed and protected.  House numbers must be reinstalled in same located as where they were removed.

14.    If work is not completed by Friday evening, any and all plastic covering windows and doors will be removed.

15.    Warranty will be stated for paint and workmanship.

16.    If contractor plans to subcontract work, it must be so stated in the proposal.

17.    Remedy for breach of contract must be stated in the proposal.

18.    A walkthrough with a representative from the painting company and a representative from the Board will be performed.  All work must be approved by both parties before the final payment will be made.
